When we first brought our first home we were convinced all agents bent the truth. We looked at homes for months and found the biggest local agencies told the most lies and didn't do the seller any justice, one even said he wouldn't bother showing the seller our offer and it sold for 20k less 2 weeks later later. When it was our time to sell we did our research and decided Derrick was the agent for us. We met, told him our plans and taking OUR best interests into account he told us what he thought our property was worth in the current economy and advised us not to sell, just yet. 6 months later the economy picked up and we met with Derrick again. He came with alot of local knowledge and information and no bullshit. Derrick told us what the price range was for it to sell, how he would position and market the property, what would and wouldn't work, what advertising was a waste of time and it was exactly what we wanted. The first open home was on the following Saturday, we had 2 offers on that Thursday, one of which we signed, and another week later is was unconditional. 2 months start to finish and we have sold, moved and none of it was at all stressful.
