- Highland hurried up to rent and show the property when it was unsuitable for rent. ( kitchen tap leaking, carpets damaged, backyard flooding, plumbing repairs, dirty toilets, windows blinds broken and so forth) - Poor online advertising of the kitchen with a modified photo with a red sign " COOK" which could not be erased. - Highland requested us TWICE to reduce the weekly rent from $ 850.00 to $ 800.00 which was undervalued in comparison with the rental market where other properties with less features were advertised in Domain above $ 850.00 per week. Obviously, prospective tenants visiting the property not interested in renting a property which needed repairs and improvements. No a professional decision to advertise the property in this condition. This bad decision killed the market for our property as there were not prospective applicants interested. We rejected that proposal from Highland to reduce the rent and decided to renew and fix all the property issues and now it was rented for $ 850.00 per week as it should be. Luckily, due to our wide experience with our other properties, we did not accept this reduction. They should have notified us through the tenant's request or through the periodical Inspection Reports which items needed to be fixed or replaced to keep the property in good condition, The lack of this information had cost us more than $ 15,000.00 in repairs and buying and replacing new items to make the property suitable and more attactive to new applicants. We chased Highland all the time to obtain the invoices of the new items and repairs to be paid by us to avoid being in the Bad Credit Rating List for no paying the owed invoices on time. Highland should have notified us if there were pending invoices to be paid while waiting to rent the property.
