There is still an air of disbelief I have that this whole thing went so quickly; from my initial tentative approach to Nick at the auction of a nearby apartment (saying something along the lines of " I am interested in selling....and might touch base with you soon''), then formally putting the apartment on the market a few weeks later, a buyer found about a week after that, and then contracts exchanged in blink of an eye. The 'soft sale' we went for worked very well for me, and I am happy. I think Nick read my mood very well about my hopes for a smooth process with a minimum of fuss. The price he achieved was at the upper end of my expectations. So, while final settlement is still some weeks away, I am very happy with everything to date. Now of course I need to find a new home! We canvassed 5 mainstream agencies in the local area before engaging Nick Lennan to sell our older-style unit in Randwick. The unit was jointly-owned and one of the owners was nominated the single point of contact on behalf of the vendors. Nick, who was by no means the cheapest quote, impressed from the outset with his track record, open communication style, and willingness to get quotes to prepare the unit for sale prior to being appointed the successful selling agent. Once he was appointed Nick project managed all the work which was a godsend for the owners who don't live in Sydney. It spectacularly transformed the unit, showing it in the best light and vastly improving its sale-ability. The marketing which followed took place over a 6-week period and Nick was always prompt with verbal and written feedback regarding the ~130 inspections and ~10 requests for contract that arose from the adhoc and weekly inspections. He was also very thorough and patient with all the owners in providing advice around sales strategy, scenario/contingency planning and setting an appropriate reserve. A large crowd turned up on auction day and the auctioneer, who was recommended by Belle, was able to skillfully guide the registered bidders to exceed the reserve by a significant margin, which was a very pleasing result. Nick kept in touch post-auction and in the lead up to settlement which took place as per the contract terms. This review is written by the owners' nominee.
