Personal relationships aside, in my mind there are only a few reasons to differentiate between agents - (1) confidence and trust/chemistry (2) local knowledge and experience (3) constructive guidance and assistance in preparing to sell (4) marketing skills and ability to cut through and market your property to ensure you get wide coverage and good attendance at inspections (5) ability to read the prospective purchasers intents (6) ability to negotiate the sale (where its not auctioned).
