You actually need this type of person on your side, especially in a an extremely difficult market. This is the first time I went with Bourkes for selling my home. I selected Steven due to his track record of selling many homes in the last year. Steven was able to 'get the job done' and sold my house. There are some things I learnt along the way and I think it may be helpful information for you in selecting agents. 1. Weekly updates - Bourkes provide weekly updates during the marketing period in the form of a written report which shows names and phone numbers and comments of people who viewed the property. This was good but not exceptionally useful as not many comments were captured. Steven often provide verbal feedback which I found was more prompt and relevant that waiting for one week. 2. Marketing brochures - I was expecting more social media/ non paper forms of advertising. Bourkes was able to offer these but at additional charge. I note other agents offer this as part of standard package. I paid for printed leaflets and magazine feature but actually did not see them distributed in the area. So not sure if those are worthwhile. 3. Photography - The photographer did a good job but I did notice a difference in style between Bourkes photography and other agents. It showcases your home differently. If you have visions of how your home should be showcased, you may want to find an agent/photographer that fit your style. 4. Staging homes - Bourkes can put you in touch with a stylist but do not provide additional support. This could potentially add a lot of value to sale price, so you may want to find an agent that can give more help in this area.

When we wanted to put an offer in on the property we had an open and honest discussion with Alan. Alan told us what the property prices for the particular area were fetching, what the seller's price expectation was and then took into consideration our own valuation. The process took us to the offer price and this was subsequently accepted by the seller. Alan also advised us about getting the right settlement agency and removalist. The whole process was made as stressless as moving house can be.
