In 43 years of moving around the countryside buying/selling homes (10 in total) I have never found an agent who has worked so hard on our behalf as Kathy Caruana has. Most agents I've had to deal with were lazy, seemed to do little for their commission and advised “you should always take the first offer because you won’t get another one that good”. I’m not kidding. When I first spoke with Kathy from Ray White over the phone and told her about the villa she immediately indicated a minimum sale price which was $50,000 more than we expected. During our first meeting (the'market appraisal') her advice saved us another $30,000-50,000. Kathy explained how she would market the property and gave a realistic breakdown of advertising costs."less than $3,000". The actual costs came in nearly half that amount. (Another agent from a different firm advised us $4,800 - and wanted payment up front.) As we were readying the property for sale Kathy organised a professional photographer, signboard, brochures, scheduled ads in two local newspapers and organised listings on two .com real estate websites. We then agreed on the date our villa would go 'on the market'. She kept us advised of the number of people who attended each open house and acted on our behalf when it came to negotiating potential offers for the villa. Three weeks later we accepted an offer that was $100,000 more than Kathy's original guesstimate. If you're looking at selling or buying in the Monterey/Sans Souci/St George area of Sydney, I cannot recommend Kathy Caruana highly enough. Kathy offers a damn fine totally honest and professional approach. Which is what you need if you're selling or buying.
