Market knowledge - I had the property built so I knew the actual build cost and I had compared the property to others listed for sale so I had a figure in mind to sell but after the initial inspection Jesse confidently suggested a listing price well above my own estimation and this was achieved in record time. The interior of the house needed repairs hole in the wall and damage to paint and I decided to repaint but was struggling to find a painter to do the work before xmas and after discussing with Jesse he gave me a contact and the work was quoted and completed in 3 weeks allowing the sale to happen prior to xmas.
