The prevailing market conditions (May 2021) presented a distortion from the norm in our suburb, prompting us to deeply consider a pre-sale review of various agents. Ryan comfortably excelled in the key selection criteria of trust (could we work with him?) and knowledge (did he demonstrate superior expertise and insight over the others?). I can remember saying "it will take a lot for me to sell Ryan - this won't be easy for you" and well he presented a well crafted offer that couldn't be refused. He has the perception to understand what terms were able to work for me before I could verbalise them myself and made a hard decision easier. We have both bought and sold with Ryan McCann over the years and there was no decision to be made on who was going to sell our wonderful home. When Ryan says he is available 24/7 he means it. He was attending to our sale whilst travelling interstate and all hours of the night, if he was unavailable he called straight back, works hard to get things done and does what he says he is going to do with urgency and that’s why Ryan is number 1 and at the top of his game. Transaction #7 with Ryan and this one has exceeded all before it. In a market that is hard to predict and the uncertainty around where to go if I did sell, Ryan and Billy worked miracles. From the initial meeting, setting expectations (with me adding a few extra numbers to stretch them) to arranging styling, marketing and photos (despite not even using them) I didn’t even know that was part of an agent’s service. I did very little in the process, trusted Ryan (but questioned regularly) and I cannot be more grateful of the outcome. Numerous people and agents telling me they were a better fit to attract "interstate buyers" had me guessing. Then after doing my own research, I found in actual fact over 98% of homes that have sold similar to mine have been bought by buyers who are local. Those stats spoke for themselves and so did my result….. with a buyer who lives 4 minutes away. After all - I am sure they have google in NSW and Victoria to register their interest if need be :). Within 24 hours of having marketing completed Ryan’s team - he presented me with 3 contracts all above his original expectation with the best one the exact (stretch number) I gave him to prove he is the best when it comes to getting every dollar he can for a seller (not to mentioned a cash offer).
