We have many supposed "top Agents" in the area. Invited 6 agents to discuss property. Astonishingly wide opinions of the presentation needs and end value. Distilled down to 2 agents of which both came across as genuine and looking for my best interests. Neither were classified as "Top Agents" . End decision became clear Karl had done extensive homework of the area and this type of property. He was quite beneficial in advising the simple improvements in presentation that would benefit the sales process and result. He was honest on things perhaps we did not want to hear but took his advise. The stylist recommended by Karl made the presentation even better. Once on the market we had regular feed back of what potential buyers thought of the property, any changes in sentiment across the market and any similar properties that may be of competition. Whilst we had set a sales figure with Karl after reviewing local sales history, with multiple parties expressing interest Karl felt the market will take it higher than we had set. Even when an offer we thought was a sell situation, Karl believed it could go higher. He was right and exceeded our expectations well beyond our researched 'ambitious' sell price.
