Seriously, if you want to rent or sell a property, you can't do better than to give Hodges Caulfield a call. read on ... We originally approached Hodges Caulfield to manage the property as a rental. Their property manager, Adele Curcio really impressed us with her attention to detail and knowledge of rental regulation and how best to present a property. It was therefore a no-brainer for us to appoint Hodges as selling agents when we needed to sell. Oren gave us an initial price estimate based upon recent sales data for comparable properties. He made some very valuable suggestions about simple steps to style the property, all of which really made it pop. We realised after the first weekend of inspections that there was more interest and we increased our advertised price. At every stage of the campaign Oren kept us informed of vendor interest and his opinions and recommendations. We met with Oren a few days before the auction, just to make sure that we were all on the same page and that our sales requirements (reserve and terms of settlement) were clarly communicated and agreed. On the day of the auction, Oren made sure we understood the process and checked that we didn't have any concerns. The auction. As vendors, we sold to meet other commitments. We had a certain minimum that was needed. The auction jumped past our reserve very quickly and exceeded our wildest imaginations. We are very grateful to Oren and all his team, especially Julia who managed all the inspections. When our daughter and son-in-law arrived to observe the auction, she remembered that these were NEW FACES, and checked whether they had any questions. She and Oren quickly explained the process of the auction, and then returned to the business at hand. I mention this to show how much attention she paid to potential buyers.
