When it came time to list our property for sale with an agent, Josh was a serious contender. Over the past 2 years Josh Sherwood had continued to update me of any properties he had sold in our estate. Not with annoying, irrelevant information like some other agents... but qualified and valued info communicated in person with clarity and efficiency. The fact that he was so thorough and consistent with his follow up gave me confidence that he must have built, and be maintaining a pretty good sales database that could work to our favor when listing our property for sale. When Josh gave us an appraisal on our property he gave us a ballpark figure. As I watch the market closely, I was confident that his valuation was fairly accurate.... unlike other agents that inflate the valuation to get the listing only to negotiate it down later. The property was listed on the Friday and the very next day we had 9 parties through the house several of which were very interested. Given the property has only been online for less then 24hrs.. I was confident that Josh had worked his database to get people through in such a short space of time. Within hours of this first open home we had a contract on the property, after a week we had gone unconditional. So from listing to unconditional was 1 week!!!!!!!!!!!! We know not all people have such a smooth experience when selling their home. We feel very lucky to have had a such a stress free experience. For that little bit of luck there was also a lot of effort and professionalism supplied by Josh Sherwood and his team. He was always prompt responding to my inquiries. He was consistent, honest and transparent. And respectfully polite to the point where we received the impression that nothing was too much trouble for him.
