Dear Ingrid The sale of Elvys Ave was not as we had hoped. I believe the reason for this is twofold. Firstly it would appear our market timing was out by about 2 months. APRA restictions on investment loans, Chinese stock market crash & the falling Australian Dollar undermined availability of funding & the confidence of buyers. The location of the property, best house in mediocre street in a suburb unknown outside of the immediate local area placed the sale of the property at a disadvantage. What may have made a difference? Perhaps a newspaper add in Western Sydney to target those with lower mortgages & a higher disposable income. Does not matter now. I felt Gittoes Real Estate discharged their duties better than any other Real Estate Agent in the area. People we new that attended open house inspections attested to the knowledge, competence & enthusiasm of the agents present & allayed our concerns as to how the property may have been presented. We were happy with the communication of Gittoes Real Estate with our solicitor & ourselves. We felt that Gittoes Real Estate had made every effort to secure the best bid from parties interested in purchasing the property. Kind Regards Peter & Vicki
