The market knowledge is good. Communication skill is excellent. A proper advise was proposed to attract potential tenants before the start of the advising. Some value added services were provided during the whole process of marketing, such as finding an electrician to fix the existing issues etc. The process of the recruiting tenants was always updated. The time to recruit the tenant was within what it was estimated at the beginning of the work.

As tenants leaving one of their properties and going into another, the standards expected as a vacating tenant does not match the standard of property handed over at the beginning of a new tenancy. As a tenant who leaves a property better than they find it, it is very frustrating when the condition of a new property is sub-par. We moved in to this new property with most of the plumbing not working or leaking, heating system not working as promised, oven door not shutting properly, a long list of maintenance issues (sticking doors, pantry door only opening half way and a kitchen cupboard door somehow hanging without any screws in it, holes in walls and trims and numerous other issues ) surfaces are from from clean and the entire garden overgrown and full of weeds. We chose a property with 2 bathrooms with the expectation that they would be fully functioning bathrooms but when the plumbing issues left us with only one shower in an ensuite with a door not shutting, being told “you have a shower and that’s the base requirement, you’ll have to manage with it. We’ll inform the owner but it’s up to them if they chose to fix the other shower”. Apparently the advertised features of the property should not have been expected to actually be usable. Finally some things have been addressed but only after reminding them their legal responsibilities. Having to hire a handyman myself to fix doors and patch holes to stop vermin getting in is ridiculous. We are paying good money for a property that shouldn’t need us as tenants fixing it. It will be interesting how the vacant inspection goes when we eventually move out of this property. I just hope the standard vale attempt to make some extra money out of a bond claim isn’t attempted as I will have a very long list of “improvements” I will have made to this property. I just wonder what bond claims were made on the last tenant and what happened with the money? It wasn’t spent on the property that’s for sure.
