Eager to get you to start selling, his advertising is weak, auction day no one showed up. He estimates your property high then tells you to be more ‘realistic’ over and over, to lower your expectations and ultimately lower your reserve price. A lot had changed in the years since we bought the property, and though we didn't have to sell, our expectations were high. Unsure of which agency to engage, I drove around the area to get an idea of what agencies are active. Rose Mickoska's face is everywhere on For Sale & Sold Boards in the suburb and nearby on comparable properties. We met with her and were impressed immediately. She is very persuasive, but friendly, in a way that did not leave me feeling pressured. She was the type of person from whom we would buy a property, and it was obvious to us that she could connect quickly with a potential buyer. She was able to demonstrate deep and current knowledge of the South Morang real estate market, and showed evidence of properties similar to ours that she has sold of late. (there's a lot). After that I drove past her last 6 sales, considered the sale price attained and the time they were on the market (info I found available online). For me, this was the clincher, after meeting with reps from 3 other agencies and considering our options, we signed up with Rose Mickoska of Harcourts. Now that it's all said and done, we could not be happier. Everything proceeded in the way that we had discussed and agreed. Feedback was fast. I always felt in control and was never left wondering. Lead agents typically have a sidekick. Rose's was a younger bloke called Julian. We found the passage of information between the two was fast. Talk to one was exactly as though speaking to the other. They were an excellent team. We followed Rose's suggestions to engage: solicitor, building inspector, photographer, and a person to "Dress" the house for photos and open houses. These things cost us some money, but the results were there. We would strongly recommend a future Vendor to engage the team Rose and Julian suggest - especially the house "Dresser". That was money well spent. Overall, we cannot speak highly enough of this professional & motivated team.
