Having lived in the Patterson Lakes area for nearly 20 years, we had built our first family home in 2000. In 2009 when our family needs changed we sold our home to move to a larger two storey house in the same area. We didn’t have a great experience with that agent finding them difficult on a few fronts. When we sold our most recent home in 2017 we were more prepared to be selective to ensure we didn't meet another agent that promised the world and delivered poorly on service even after the sale was made. We had made inquiries with a local agent about the market and requested simple advice. We met by chance with one agent “Cold calling in the area” and told them we would be in the market within 6-12 months and that we were not ready at the time. All we wanted was advice to understand the market landscape and what we should do to our home to best prepare. And so began and ongoing near harassment by the agent with a barrage of ongoing emails, letters and phone calls. The email and letters kept coming. The whole process made us feel like we had no other option but to go with this over eager agent. Needless to say, nobody likes to be harassed when other personal decision making factors are at play and were working toward specific timing. Hodges had experience in the Patterson Lakes area having sold a property next door. The owner’s feedback was positive. We had met another local agent that was trustworthy and we had spoken to the owners of this home following their successful sale. Our decision to choose Hodges and Pandelis as the listing agent was a good one. He was professional. He spoke well, he didn’t pressure us, he didn’t make wild claims, and he understood the market and made us feel comfortable. He outlined the marketing costs in detail and we assessed the value. We prepared the house with the right styling and worked with the agent to listen to their advice and guidance. In the end the home didn’t go to auction as it sold prior and our goal price.
