She was spot on with her estimate of the market, kept us informed at regularly, provided feedback for the condition of the property and what we should do to fix it up. It had been vacant for 5 years so needed some work. Robyn organised all of this in timely fashion and because it was a deceased estate and we were waiting for probate to be granted in two estates before sale could be completed, she negotiated with the buyers who were keen for early occupation and everything went very smoothly. Robyn is easily the best Agent I have ever dealt with. Her professional manner, honesty, ethics and open communication made all of our viewings and the eventual sale so incredibly smooth. Nothing is too much bother for her to do or to follow up on. She made herself available at all hours and was prompt and courteous with all enquiries. Any home buyer would be extremely lucky to have Robyn as their advocate and agent. Initially we were not going to leave a review for Ms Melanie Stewart given we were left less than impressed with her services. Although Ms Melanie Stewart did achieve a reasonable sale price (still however 25k below list price) she failed to effectively communicate on an agreed marketing schedule although we were able to do this with the co agent for the listing agreement to sell our property.  This error resulted in being incorrectly invoiced by her office for newspaper advertising which were not agreed to or authorised and has resulted in Ms Melanie Stewart withholding monies. It was explained numerous times in writing that we would not be doing newspaper advertising and that we would pay the agreed marketing fees upfront (professional photographs + internet listing). Ms Stewart however did not forward us the marketing invoice although this was requested many times. When we did receive her marketing invoice we were in for a rude surprise to see the added additions. When the invoice was then queried we found her dismissive, abrupt to the point she then shut down communication. Subsequently we were given no further information from her office in the lead up to settlement nor anything by means of congratulations on the sale of our property. The solicitor then advised her of clear instructions as to how the deposit held by her office totalling $49,000 was to be distributed on settlement. She withheld monies for the unauthorised marketing and also incorrectly distributed other funds for the co agent although being given concise instruction on how her office was to proceed to complete settlement. As such given our personal experience we could not recommend her services.
