We purchased a house with a 90 day settlement hoping we would be able to sell our apartment in time and settle both property in the same week. Ian assured us it wouldn’t be a problem, but turns out it was. Now, I’m sure the market at the time, late 2020, wasn’t the best for apartments close to the city. But having an average of 3 parties coming through per open house was disappointing. With water views, the apartment was unique enough to attract the right people. The first couple of weeks we got a weekly marketing report, and those were also under expectations I was told. Those reports became more sporadic as we went on. The main thing I was disappointed about was the cancellation of the auction. To be fair, we wouldn’t have had enough interest to go to auction, but instead of having that discussion, the auction was just cancelled. Overall it mostly felt like we weren’t a priority. The viewings required two people to attend (one for the main door to let people in and one in the apartment), but the second person often was late. On one occasion our neighbour pointed prospective buyers in the right direction because nobody was waiting outside. In the end we sold for the absolute minimum I was willing to consider and settlement happened 2 month later than we hoped originally.
