While the outcome was positive, and Joe's team are good at their job especially with the marketing aspect, I felt that the agency should have been more realistic about the state of the market at the start, and how they didn't actually have "immediate buyers" as alluded to in some of their agency's mailbox letter drops around the neighbourhoood. Certainly we did not ever encounter any of the "premium price" buyers. In fact the team even distributed a letter into my mailbox about the sale of this very property which had some untrue claims about selling above seller expectations. We entered into an agent contract with false hope of a certain speed of sale and a high level of market demand, but in the end it took 4 weeks of open inspections to find a barely satisfactory offer, which was slightly disappointing, and caused some personal complications. However, if you ignore the initial pitch their agency puts out to potential sellers, and just needed someone to help manage the sale process, Joe and Rebecca is a very competent agent. Just have realistic expectations about the market going in, and take their mailbox letters with a grain of salt.
