I have sold about 5 houses in my lifetime and selecting an agent is a difficult exercise. You are usually unsure of whether your are getting an appraisal to buy your business to then be told that the market has moved etc and you need to drop your price. In a country market, unlike the city, you do not have hundreds of buyers so I thought it was important to set a realistic price rather than deter potential buyers who I think are less likely to make an offer really low if you have overpriced the property. Rob from Peel Valley assured me that we were priced correctly and his rate was very reasonable. We were offered the asking price on the first open subject to building and pest, which Rob managed with the buyers and we were able to sell quickly. You might think that we should then have increased the ask price, but the reality is that we were happy with the number and we prepared that we might have to take 25K less. So in this case, this was a great outcome for us and demonstrates if the property is correctly priced there will be a buyer for it. You also have to consider that the equity in the property can now be redeployed even if only in the bank earning 5%, which will quickly earn 10K rather than have the property languish on the market because of an unrealistic asking price.
