Listens to what the buyer wants
When my sister and I first saw the property Dad purchased, Dad wasn't with us, so we discussed the suitability of the property between us (in our opinion the property seemed to be close to what Dad was looking for). We spoke to Steven about certain aspects of the property that might not be in line with Dad's needs. Steven listened to us and made a few suggestions on things we might tweak. Steven did this without going over the top by suggesting major renovations. (Other agents selling properties not in line with Dad's needs had suggested things like filling-in an in-ground pool, building a garage or settling for a lock-up carport). At the end of the day, the property suited Dad's needs - Steven didn't really need to "sell" anything. He played his role as an agent bringing two parties together, and he did this with professionalism and courtesy. It was a bit stressful waiting for information on whether the seller had agreed to the price offered, especially since we'd arranged to pay the holding deposit on the next business day. The wait seemed long because the offer was made on the Saturday of the Easter long weekend, and the holding deposit couldn't be transferred until the next business day (Tuesday). I guess Steven needed to wait until the seller signed the contract before confirming the offer had been accepted, so we weren't sure the seller had accepted until the Tuesday following the long weekend.
