A significant advantage to buying this property over others was the the access I was granted for inspections, quotes and measurements for the renovations and repairs I needed to undertake. These earlier inspections proved valid as we are just moving in the week before Christmas. I loved our agent! Very unprofessional. would not use them again or recommend. Firstly, we were not given a copy of the "selling agency agreement" and the "terms of conditions". Whilst we were in the exchange of contracts period this agent allowed the purhaser unvetted access to the property without our approval and with no real estate agent present. we found purchaser in the property on 2 occassions (one time with trades people) without our permission or an agent present. The agent used the excuse that they allowed the purchaser access (without telling us) well before settlement because another agent in the business knew the purchaser personally and trusted them. Charged us nearly $400 for "professional photos" of the property which looked like they were taken with a mobile phone. upon the sale of our property, we were not provided with a receipt at all for the agents costs. I asked the agent on a number of occassions and we only received it some 2 weeks after the settlement. and even then, all the figures were wrong. the agent also stated she sent this receipt to my conveyancer and tried to blame them for not passing it onto us. this receipt was not sent to our conveyancer and even our conveyancer stated this is a highly unusual practice. When told, the agent fobbed this off. the agent also fobbed off the errors in the itemised receipt not adding up, as a "typo". We had to ask for the figures to be checked and even our conveyancer was concerned enough to contact this agent about these discrepancies. we recently sold another property in Sydney and the experience was completely different when using a professional and courteous agent. this other agent provided us everything we needed without asking them to do so.
