Quite good, a closer eye on what houses were selling for in our area would have been beneficial
Ben Ward is very approachable and willing to help and advise at all times. Very friendly. We chose Ben because we knew and trusted him. Ben was the agent selling the property we wound up purchasing. A nice touch with the wine and nibbles on arrival too.
When we decided to sell we went straight to Ben. Whilst we were happy with Bens service, there were a couple of points that we both feel could have been better.
1 - We originally had the price as selling between $XX - $XXX. I watched the market and house prices in our immediate vicinity because the values were quickly increasing. A house, much smaller than ours, a few doors down sold very quickly at a very good price. I spoke to my husband and we agreed to raise our price. I contacted Ben and asked to raise by $20,000 even though this was not originally recommended. Our hose sold at 1st open, buyers offering our top price.
2 - Delays with paperwork almost saw us cancelling open house. Ben called to advise me and stated that he, and my solicitors/conveyancers, were leaving messages with council to get the necessary document. This was late on a Friday afternoon with open house scheduled for following morning.
I got off the phone and called council myself, the woman I spoke to was very understanding and said "Leave it with me, I will get it done". A half hour later the document was supplied and open house went ahead.
These are the only real issues I had, overall Ben was good, always ready to take a phone call and put up with my relentless questions.
