If Andy was just polite, professional, knowledgeable and helpful he would still rate very highly as an agent. However, the sale of my unit put Andy under exceptional pressure giving him the opportunity to reveal his exceptional skills in negotiation. Our tenant (the unit was leased through a different agent) refused to move at settlement. Because Andy had built sufficient rapport with the tenant through the open homes, he was able to carefully navigate the situation and coax the tenant to move without the need for legal action which the managing agent wanted to pursue. At $300/day for not settling on time, I was getting increasingly distressed but it was Andy who reassured me that everything would work out just fine. His calm demeanour went a long way to giving me confidence that he would resolve the situation amicably. And he did! (As it turned out, the purchaser wasn’t able to settle when we finally reached that point and my $300/day fees were waived and I was then in a position to receive interest on the non-completion until final settlement). The advice from Andy throughout this stressful period made me realise that Andy is no ordinary agent - he’s phenomenal!
