I bought the property last year in August and I ask RAY for condition report of the property, he was telling me different story before settlement and did not provide me with that report. After settlement when the tenants move in he send me letters with few different things to fix. I told him that it is his responsibility as a agent to tell me what is the problem before settlement. I did not want to loss the tenants and I fixed that problem which cost me nearly $1000. I complain to the solicitors which was recommended to me by Ray and she did not done anything, I went to see her in her office before I come back to Sunshine Coast she told me she will talk to Ray and call me back , and from August last year till today she never call me back. This is warning to other buyers not to trust Ray Murphy and make sure you got all documents before settlements.
