When I was looking for someone to market my property I noted that Phil Wiltshire had many property listings in Butler and adjacent suburbs. More interesting was the fact that many of the properties listed came "Under Offer" within a relatively short time. I concluded that this 'guy' must know what he is doing. At the same time I recieved a brochure from Phil in the mail which gave a quite detailed overview about the way in which he goes about Appraising and Implementing a Marketing Strategy for each individual Clients Property. I contacted Phil .... and even at our first meeting .... he came well prepared with both histoical and current Sales Evidence. He carried out a thorough inspection of my home and made some suggestions as to how best I could make improvements to maximize the potential of a good result . We discussed pricing and possible marketing options. I told Phil I was interested and he suggested we meet again in a few days when he would present me with a detailed Marketing Proposal specifically tailored to my property. When we met a few days later .... I gave Phil my property to sell. I implemented the improvements recommend by Phil and over the following weeks he went about marketing my home and very soon he presented me with a good 'Offer' which was quite close to our agreed 'asking price' The finalisation of the sale went without a hitch. In Summary what impressed me about Phil :- * He is very genuine. * He is attentive .... a good listerner. * He just doesnt tell you what you want to hear ..... he will give you a realistic assessment of the true value of your property and how long it is likely to take to achieve a Sale. *He does not inflate the value of your property or tell you he can sell quickly .... just to get your listing. * He is timely and focussed on things that will deliver a successful outcome. * He kept me informed on a regular basis during the process. I made contact with Phil whilst I was looking to buy my new home. This was my first house, so I was very excited, but also nervous, as I unfamiliar with the process. Buying a house on your own, for the first time can be very daunting; however, Phil made the whole process ‘stress free’, easy, enabling a smoot transition from the rental market to owning my own house. I felt comfortable asking any question, and without a doubt, Phil was able to answer them. Phil remained professional throughout the process. I identified houses that I wished to take a look at, however, the house I ended up buying was actually a house that Phil had suggested himself. For me, this highlighted that Phil had really listened to what I was looking for and wanted for my first house, and because of this was able to select a house that catered for my needs/requirements.
