During the tenancy application period, we almost lost a prospective tenant as it was not communicated to me that they had made a request - instead, the agent denied the request. Luckily the prospective tenant changed their mind. I would have preferred to have made the decision as the landlord. Since having a new agent, the service has decreased in quality - my messages and calls aren't returned promptly and I feel like I have to chase them when I'm paying them to serve me and I have to repeat things.
