Our tenants had departed and left the place in a sorry state cleanliness wise. We set about cleaning up and the place looked so good we decided to sell. Having just transferred our investment properties to Hodges it was simple to ask them. We met Aaron and Sally and they presented what seemed to be a comprehensive overview of properties in the area, steps for a campaign and the advantages of selling in winter ("seemed" because we work in health care). A possible price was indicated that seemed hopeful-ish but not outrageous-ish. Furniture was hired, photos were taken, websites were listed on and open days were held. There was interest but not tons of it, so we decided not to go for auction at the planned date but rather to list it at a price. Aaron made it fairly easy to decide this by telling us what people had been saying, who seemed genuinely interested and pointing out the shortcomings of any course. It was a blend of art and science. We listed at that roughly that hoped for price and got little response. We dropped by ten grand and a few people starting showing up. The market had spoken. Again Aaron gave us the necessary details make this decision. An offer came in and with the mortgage and other costs we said yes. The selling price is actually ninety six percent of that hoped for price. A very good result. Before writing the two of us did a Masterchef score thing and both scored Aaron's and Sally's dish seven out of ten. We're hard markers. They pretty much did everything they said they would do and the place sold well. Perhaps our only gripes were that whilst the communication continued throughout the whole sale period it was all a bit intense at the start and then dropped off in the middle. There were also a few details here and there to be checked up on. But it our sale not theirs, we have to be accountable. The place sold in a reasonable time. Market price. No outrageous promises. Info that helped. Thinking behind actions explained. Go with these guys.
