I had my reservations in the beginning about using HS, but these reservations were soon put to rest by Adriano and the way he conducted the campaign to sell our unit. He took control from the outset (even before we had appointed him!) - from arranging a cleaner, furnishings and getting the property ready for sale, including a You Tube video! He was amazingly well prepared for our initial meeting, with an abundance of local market data, timeline information, agent customer database details, and more. Secondly, throughout the entire campaign Adriano was in regular contact, and made it very clear he was available to be contacted at any point with questions or concerns. We were kept fully informed of buyer interest. And finally, Adriano's decision on auction day to pass our property in and negotiate was definitely the right call. We achieved a price that exceeded our expectations, and this has been confirmed by the recent sale of another property in our block for significantly less. Adriano's work ethic is second to none. He works in a very systematic way and clearly has a very firm grasp of property prices in not just Preston but also Melbourne's inner North. He's very approachable and methodical and breaks everything down really well when he talks to buyers and sellers alike. Initially, when I listed my property I got Adriano and another agency to quote me a selling price and campaign information. Unfortunately, at this occasion I went with the other agency - which was fairly detrimental to the sale campaign. The agent that brought me on unfortunately quit mid-way through the campaign to join another agency. The property got passed in at auction and was listed for private sale for 7 more weeks after the campaign ended. I was quoted a marketing price and what I had to pay was higher than that quote. I gave up and took the property off the market. On Adriano's recommendation, I listed the property as a rental with Hocking Stuart Preston and they were able to find a tenant in about 2 weeks! Elvira and the rental team are amazing. Eventually, I listed the property for sale with Adriano and I got a really good result. Before the campaign: - Adriano took me through the marketing details. - Quoted me one price and stuck to it for marketing. - Didn't oversell me. - The ad and the photos were amazing. During the sale campaign, leading up the auction, Adriano: - kept me posted about OFIs - illustrated to me all the interested parties. - Adriano would answer my calls at crazy hours. Before the auction day, I was a bit nervous, mainly because of the previously failed auction campaign with the other agents. But Adriano took me through all the interested buyers - and what really helped me was the fact that he'd already gotten confirmed buyers who were going to rock up to the auction! Also, on auction day, he helped me negotiate a very good price. I'll be sure to refer Adriano to my friends and family!
