We met Ben because he had recently sold another Unit in our block. The vendors were highly intelligent and discerning professionals who we liked . That unit was in a back location with little sun, but it was presented outstandingly, and got a very good price after auction. Ben stayed in touch after our meeting, and impressed with persistence and down to earth guidance, and genuine friendliness. He also expressed admiration for our unit, which anyone would appreciate - and was patient and understanding through some indecision in our family to sell or pass to another generation. Our unit also failed to sell at auction, but Ben persuaded an interested bidder to just meet our base price. Job well done. If I have a reservation, it is nothing against Ben's fine qualities. His judgement was to delete from draft Contract the release of the deposit balance to vendor until settlement, to remove any uncertainty in the mind of a potential purchaser. It was effective it seems, but with a six week +2 day settlement period into a weakening market, it did cause some concern to the vendors. We understood the legal avenues to demand completion, but a nervous purchaser could make life very unpleasant if he/she found something to use against settling, and blocked the release . This time we acknowledge Ben's judgement to get an agreement.
