I was very impressed with Ben's tireless pursuit of the sale, in spite of multiple and varied challenges thrown our way. He put in a huge effort. With his experience he was able to bring a variety of strategies into play. He was in constant communication about the state of play. He didn't pressure me to accept a lower price than I was comfortable with.
We met Ben because he had recently sold another Unit in our block. The vendors were highly intelligent and discerning professionals who we liked . That unit was in a back location with little sun, but it was presented outstandingly, and got a very good price after auction. Ben stayed in touch after our meeting, and impressed with persistence and down to earth guidance, and genuine friendliness. He also expressed admiration for our unit, which anyone would appreciate - and was patient and understanding through some indecision in our family to sell or pass to another generation. Our unit also failed to sell at auction, but Ben persuaded an interested bidder to just meet our base price. Job well done. If I have a reservation, it is nothing against Ben's fine qualities. His judgement was to delete from draft Contract the release of the deposit balance to vendor until settlement, to remove any uncertainty in the mind of a potential purchaser. It was effective it seems, but with a six week +2 day settlement period into a weakening market, it did cause some concern to the vendors. We understood the legal avenues to demand completion, but a nervous purchaser could make life very unpleasant if he/she found something to use against settling, and blocked the release . This time we acknowledge Ben's judgement to get an agreement.
Ben worked hard to get us an excellent sale result by achieving an early sale at a great price. His advice on presentation & marketing was invaluable. He kept us fully informed throughout the process & responded promptly to our questions.

This was my first home purchase and after many months going from inspections to inspections, I have met several real estate agents, all of them very polished, friendly and pretended they were interested in me, but hard to tell if they were really advising me in accordance with my best interests.... One of them was a crook, not reporting massive deficiencies I found out later in the inspection report, so for me it was very difficult to trust all of them. With Ben, the purchasing experience has been completely the opposite, he didn’t try to hide facts, he was proactive and responsive in giving me the details I needed to take the best decision for me. Ben is genuinely respectful of the customers and he goes the extra mile for them. I thought he did the right thing by me and the seller, balancing both our conflicting interests.
