At our stage in life my wife and I wanted to consolidate our SMSF holdings into entities that gave us easily accessed cash. Ray White personnel managed our Townsville property so we elected to put the sale in their hands. We planned a visit for mid September and subsequently met Ben Waugh and Coralie MacDonald on site. As part of our visit we had organised an inspection of the premise, the first one for us for 4 years. We met the Ray White management and sales team on site. Straight away when meeting Ben we got the impression that he knew his stuff. After the site visit we went back to the office to discuss options and opportunities. We listened to Ben and Coralie as they told us about the local market, what was happening, how it was performing. We talked about the pros and cons of our property and gave opinions on what it might be worth, how best to market, who to aim it at, assuming we wanted to proceed with them. We found Ben to be very professional, a straight shooter without being pushy and we had no trouble electing to go with what he proposed. There was a calmness in him that comes from experience and knowledge of the market and that instilled confidence in us that we had made the right decision. It was a pleasant surprise that his a assessment of our property, which was soon proved correct, was more than we had anticipated. We also talked through conveyancing options and managed to get that sorted on the day. All in all a very fruitful day. Robyn and I couldn't have been happier with our result. I liked Ben's profile ie coming from a farming background and having completed a university degree in a field of great interest to me!!. A very nice fellow, but unsure whether these attributes helped in selling the property. I was impressed that there was an open house virtually every weekend that the property was listed. It was always on a Sunday... perhaps a change to a Saturday may have drawn a different crowd. Up until the property was under offer, each open house attracted a good number of interested groups . However there were no offers forthcoming. Why was this one has to wonder. Feedback from Ben about each open house was often slow in coming and on many occasions I had to contact him. As was the case when the date the property became unconditional was delayed. I do appreciate Ben's negotiating skills in raising the final sale price to an acceptable level. I have another property to sell in the future. Would I select Ben again to be my agent? Possibly. It took longer than I had envisaged but in the end Ben got the job done!
