They tell you that you might receive the best offer you'll get in the first week and you should be ready. But I was more worried that our guide price was too low. I never expected such a serious offer after only one inspection. Blake asked me if I wanted him to try and negotiate a higher price. I tentatively said yes but also said 'don't scare him off'. Blake and the team got a considerably better revised offer. The buyer was keen for a quick win after apparently missing out on several properties previously. Blake showed confidence and experience to respond quickly and successfully to what for me was a surprising turn of events. I was expecting this would be long hard work. But the buyer was asking to not give other prospective buyers the chance to compete at auction. This had value and was worthy of a higher offer. It all happened so quickly I was quite 'blown away' by it all. Blake was cool and calm through the whole thing which was very reassuring. In the end both buyer and seller happy I think. This was the second sale Blake successfully conducted for me.

Once the sales process started I seemed to be talking to Blake all the time - 26 calls in 4 weeks my phone tells me. Nothing seemed to fluster him - when I asked if he had seen the remote control to the garage he immediately offered to bring it back (not necessary); when the 'law-fare' started 24 hours before the auction between my lawyer and the lawyers for 2 other bidders he took it all in his stride (delete clause 48 which deletes clause 23 - what?); when one bidder asked 5 minutes before the auction started 'where is the hot water system?' he just rang me to ask (on the roof of course). How did he know that both bidders had more money to bid than the reserve? - he is quiet at times but perhaps that is because he is a very good listener. I discovered that when you sell a property there is actually quite a lot of things that YOU have to do - no one else can do it for you. But is helps to be dealing regularly on the project with someone as pleasant as Blake. I am very pleased to be working with him again in a few weeks time to sell another property - always work with good people if you can!
