We sold our house in Jindalee when the market was already well in decline. No one could sell at what they had paid for. We knew we would lose money in such a poor market and had accepted we would sell at a significant loss. However, we only lost a fraction of what we anticipated. One agent told us to list at well below what we wanted to get (even factoring in our loss) just to get people in the door (i.e. trick them) and then try to push them up to meet our price. Phil disagreed with this strategy. He read the market very well. He advised buyers had become arrogant and wanted to negotiate downwards to feel like they had got a bargain. Phil proposed we list above the loss we expected and barter downwards. This paid off tremendously and we were extremely happy with the price we got and that Phil had contained the loss we had been prepared for. Phil advised in very specific detail how to prepare the house for our night photo shoot and it looked fantastic. The write up of our house was well written, not a cut and paste from another listing and really sold sold sold our house. We sold our house in TEN DAYS - our suburb's average at that time was 200 days. Truly, this is not a fake review! It was a huge relief for us. Nothing was moving in our suburb because of the mining crash. We loved Phil, he was very straight forward with us and gave us good, sensible advice about the market which was how we sold so quickly. Will definitely use him again.
