Looking at selling our property we sent out three emails asking for a Valuation, Costs involved and Today's Market. Within 10 minutes of forwarding the email Cain contacted me by phone. We spoke about the property and an estimated value at this time. What Page and Pearce would do for us. Within the hour Cain had visited the property and called back with all the details we required at that point. The second agent took considerable time in responding and gave us unrealistic answers. The third agent, well lets just say I am still waiting on that reply. Cain offered advice but definitely wasn't pushy. We looked at our options then chose to go with Page and Pearce as a sole agent. Within 24 hours Cain had our property listed on the internet( we already had photos from a previous attempt) in a very short time Cain was taking prospective buyers through. The communication with Cain was spot on and he made the process easy for us. In a difficult time to be selling a property in Townville Cain had a contract of sale signed in less than two months which was by all accounts perfect timing for us.

Cain has an air of arrogance about him which immediately struck us. On our 2nd visit to the property we felt as though he was impatient for us to leave, later it became apparent that he had piggybacked another couple after us to view the property which was tennanted but had not notified the tennant of the 2nd group which we found to be very unprofessional & extremely bad manners regarding the tennants. (We have met tennants before in another capacity & they divulged this to us). Cain referred to my husband on numerous occasions as MATE even though we had exchange names, unprofessional again. When negotiating to purchase led us to believe the couple who viewed property were interested but to tennants he disclosed they didn't like it at all. Which we found to be underhanded. He was very keen to sell himself as very knowledgeable in the real estate which he may be. But for us we were very disappointed with the service he provided.

Cain was fine when we signed up although we do not agree that its not worth having the house open. Only being on the internet we could have advertised it ourselves for thousands less money. The rest of the office only visited the property 6 weeks after going on the market. In 19 previous house sales we have had the office comes through the property at the start. Seven weeks on the market we had a contract with buyers for investment purposes and through their super fund with a 42 day contract. Subject to finance 14 days. We were sasked for 4 extensions until 29 days after signing contract and only given reason that their bank wanted more documents. We had tried to get info from Cains office to see why they were wanting so many extensions and was told they would find out and ring us back. Nothing .....and our solicitor could get nothing on the reasoning. Finally we said 24hrs and we were pulling out. We managed to get onto cain who had not been in touch with us at all for that 29 days. He got onto the buyers and got the reason that the contract had been put in the name of the wrong trust fund for their super. At last a reason for the delays. We could have known that a lot earlier had Cain kept in touch with the buyers during that time, Cain is a nice fellow BUT we felt totally let down. We were originally given a price for their services etc of $7500 but on getting the account it was $8900. After all this we only had 12 days to pack up to move and with the stress of all the extensions and thoughts that it would all fall through we dont feel that we got value for money. We would not go that way again for sure.

Cain is a very pro active agent and good communicator. Cain gets results even in a tough, very tough, market. I highly commend Cain and appreciate his efforts.

Cain is a really straight up and genuine person. He was very helpful, knowledgeable and very understanding (which was great as this is our first home brought) throughout this process. He was happy to negotiate between us and the seller even with finance set backs on the home he really supported us through it and followed up too.
