You often hear during the auction sale of a property, the words, ‘Make No Mistake’. Wise words when you are selling the most important asset in your life (other than humans). We're in difficult economic times right now and I wanted to make sure I made no mistake with the sale of my property. I am somewhat a ‘student’ of the real estate market and knew a bit about local sales and local agents, and I must say in the recent past, properties have been at a premium to buyers and without being in any way rude to the Real Estate fraternity, it might be said the properties could in many cases have sold themselves. Times have changed, and more than ever, the right agent is absolutely essential. I chose, for the second time, Frederico Fraga-Matos, who expertly leads his small team, Cooper McElroy and Claudia Wills. To say this team worked hard for me is an understatement. We had the benefit of Frederico’s vast industry experience as well as Cooper’s drive and attention to detail and the fantastic communication and organisational skills of the whole team, none less than Claudia who was always there for me. This is not an easy industry, and you must be on your Real Estate game the whole time, but your interpersonal skills need to be sharp as well. I was kept fully informed of every step of the process; every prospective buyer discussion; the progression of the campaign; and the intricate nuance of the equation between selling and buying. Our meetings were well organised and not rushed, and I was helped to feel in control at all times, and certainly comfortable in my decisions. If the whole thing wasn’t so important (and at times stressful), it would be great to watch calmly from the sidelines! Having said that, this team understands the deep personal importance of the sale and they were compassionate and caring, all while being driven professionals. I can't recommend this cohesive team highly enough, and I couldn’t have achieved my result without them all.

Well what can we say about about Albo and Chalmers? Talk about slamming the handbrake on the economy, is as polite as I can get. We were selling our property that was in our family for 62 years in May 2026, and the Federal government pulls that stunt budget, totally irresponsible because it took the wind out of the economy, shocked most buyers and sellers into a standstill, and this could have easily been done in calculated increments, achieving the desired result without cutting the fuel to the economic engines. Lucky for us, leading up to the sale, we had researched the local real estate market, and the prolific agents in the area. Federico Franco-Matos was a top salesman, and Rhonda Yim sold some quality homes. We invited them to pitch and we picked them over other agents because of the volume they do in Petersham and their commission structure; we were heading into the unknown post the Albo/Chalmers amateur hour budget; would the sales price tank? You don't know where the market is at. The BresicWhitney team ran a great campaign, they styled the house immaculately, photographed it really nice, and ran a coordinated multi-faceted marketing campaign. The open houses attracted many groups but most of them were budget shocked, and there was hesitation to commit; but Fred found a buyer and negotiated a fair price. Had we gone to market 6 months earlier could we have made another $500K? probably, should we wait for another 6 months and loose $500K? probably, you don't know. But what we do know is that Federico motivated the buyer, we agreed on a price, the sale happened pre-auction, all wrapped up, all signed up, deposit paid, in the space of a few weeks. Federico is a great agent; he presents well, he knows the market well, he gets the buyers and sellers where they need to be to make the sale.
