Wow! We first talked about selling our renovated Apartment early-mid 2019, and as the Market was still pretty flat, we started low profile, "Off-market" to see how the Buyers would respond. Harley and Tim worked very hard just off their existing data base of Buyers (with NO $Advertising spent), and got a "decent" Offer (which would have been "OK" - and in the absence of a better Offer, we would have sold). However, as we all sensed the Market improving in the second half of 2019, Harley and Tim wisely recommended a small advertising spend - for more exposure - and a Private Sale Campaign. Wow - our campaign lasted less than a week as Harley and Tim extracted THREE Signed Offers in the first week! All three of them were well above the first "off-Market Offer" and one of them - the Buyer Harley was dealing with - well higher than the other two. This is where Private Sale CAN work a lot better than Auction - if very skilfully handled - which it was! Arguably, if we had Auctioned, our highest Offer would have been $1K more than the 2nd best Offer - and this is where Harley and Tim's skills, working as a Team excelled. By concentrating the advertising heavily in that first week, and as soon as the first Buyer indicated they wanted to make an offer (which was at FULL Asking Price!), they were able to tell the other two Buyers that they needed to be Quick AND Strong on their offers or it would be sold. And SOLD it was! Great job Harley and Tim !
