I found out about Josh as he had sold another similar property in my complex, so I decided to reach out to him. I found him to be approachable and got a good appraisal from him, so sought his expertise and services with the sale of our apartment. Josh aimed at keeping marketing costs within planned budget - to minimise expenses, Josh helped us with styling ideas, assisted with shopping for a few items, and even let us borrow (at no extra cost) a few styling items of his own. (This I think is a unique aspect about Josh that most likely would set him apart from other agents). Upon listing, he provided us with constant feedback on the campaign. This helped in understanding what we could expect in terms of the sale price. Josh is open and upfront in his dealings, hears his clients out to understand their needs and situation. He also showed flexibility and efficiency as I recall we moved our campaign a whole week forward from what was initially planned. I enjoyed having the open and upfront discussions about sale price and strategies as we challenged each other. I think this also helped in setting each other's expectations and eventually achieving something we thought was a good result. Josh is results-driven and passionate about his job, highly recommend him. (Also a one-stop-shop, Josh is well-connected when it comes to other property requirements such as cleaning (helped us get good cleaners prior to photos and video); and tradies for some minor repairs.)
Josh was an honest and patient agent, who delivered on his initial assessment and appraisal despite it taking longer than expected. I appreciated his patience, confidence and guidance throughout the sales process.
The property was listed for sale just before the lockdown was announced in the ACT. This made the sale process more difficult as in person inspections were not permitted. The agent overcame this by doing a walkthrough video and providing this to prospective buyers. He was also able to utilise the network of contacts from previous sales in the area to get interest in the property. Despite the difficulties the lockdown presented a successful sale still took place.
Josh was always just a phone call away, was happy to let me view the property a handful of times before settlement, and even dropped the keys off to save me a trip. I was never left in the dark, and the whole process was made easy.

Pre-sign-up: Josh stood out from the agents I have talked to because of one small thing: As a first-time seller I had a long list of questions, some of them are quite challenging. Upon receiving my question list, Josh answered them frankly and professionally without vagueness. But other agents were either reluctant or defensive or even nosy, and asked questions like “where did you get these questions from” and “what did other agents say”. This clearly demonstrated Josh’s professionalism, his confidence in his job, and genuine care of our sale rather than overly worrying about competition. We were not mistaken. Renovation: Our property was a bit out-of-shape. Josh understood that we have a tight budget. So, he worked closely with us and tradies and carried out a list of affordable renovations that can maximize the sale. But this is just the start. Due to Sydney lockdown, we were not able to return to Canberra and supervise the works. Josh was very generous and took full care of the two-week renovation. He even did our gardens himself to help us save money! Campaign: Josh and his colleagues handled the open homes very well. Our property received many visits. Josh kept us updated after every open home and provided us the buyers’ feedback. He also kept contacting the buyers to create the heat. Auction: Josh was able to bring us two dream offers two days prior to the auction. The numbers were well above what we (and even Josh) initially expected for. We cannot be happier.
