The most important factor to consider when choosing an agent to sell your property is how he or she will relate to potential buyers for your property. This reason alone made giving the listing to Ian a no-brainer. From our initial meeting and property appraisal and throughout the campaign Ian was professionalism personified. Ian proved to be a very good sounding board for exchanging ideas and advice. He arranged for a charity to run a BBQ on the day of the auction as a point of difference, which was very successful setting a great tone for the auction. He is very quick to accurately assess the potential bidders and their likely limits, and promote ways to exploit a properties strengths. We had also let our house through Allen's prior to selling. They proved to be excellent at managing the tenants, professional in all correspondence. In all, they were excellent business partners, and Ian in particular made the process stress free. Samuel Fok and Ian Van Eijk took care of selling my property. In the lead up to auction they diligently put in a top effort with Ian even taking calls from people while he was on holidays overseas. A day or two prior to auction we met together and went over all the possible scenarios of what might occur. Ian and Samuel made it clear that even if the auction did not go to plan that we should remain level headed. At the auction Samuel did his best as the auctioneer but unfortunately I think the weather had a major role to play on dampening peoples spirits on the night. Perhaps being so close to Christmas wasn't ideal either. So we proceeded for the next three weeks with a private sale approach until it was sold. Some patience was required but the advice I was given by both these agents and in particular Ian as the more experienced agent proved valuable in the end. We appointed Ian at Allens after interviewing a total of 3 Agents. We selected Ian because Allens offered a "Two Tiered " approach #1. Via Internet with people "on their books" - no advertising so "kept under wraps" This was our preferred approach as Inspections were by Appointment & avoided the potential stress of "Open Days". The "Fall Back" Auction Date was "set" for mid Nov. #2 If #1 did not generate an appropriate offer we had the "2nd String" of "Going to Auction" In the event - Option #1 generated some interest but about 15% below our assessment of "Market Value" Ian recommended that we move to "Auction Mode" & bring the date forward as he thought the market seemed to be slowing. We were thoroughly briefed on "The Process" & well prepared for "Open Days" all of which generated good numbers. The week before the Auction we met the Auctioneer - he & Ian briefed us on "Auction Day Procedure", What we could expect. - How we should prepare. WE were therefore well prepared for "The Day" The "process" unfolded pretty much as we were told. We were prepared - when the Auctioneer withdrew to "Consult with The Vendors" - we had our answers ready. He returned to "The Waiting Throng" & the Auction continued pretty much as we had been briefed.. The price was good - The Buyers a lovely Chinese Family who we believe will "fit well" into Our Family Home of 45 yrs. We are VERY happy to recommend Ian as an "Agent of Choice" in The Box Hill Area.
