Jack assisted me in selling one of my investment apartments in Castle Hill. Due to market conditions, the sales process took approximately six months from January 2026 before a buyer was found. Throughout the campaign, Jack provided frequent updates on my property and was always patient in answering my questions. I appreciated his communication and willingness to keep me informed. However, I found that his understanding of my property and some aspects of the settlement process were lacking. In May 2026, Jack provided a comparison with a recently sold unit in the same building and advised me to consider reducing my asking price. He explained that my property had a smaller bedroom and a smaller internal area than the comparable unit. After reviewing both floor plans myself, I discovered that my unit actually had a larger internal area and a larger bedroom. Given that I had paid for a professional floor plan to be prepared and that Jack had arranged this on my behalf, I was surprised that he was not fully aware of the size and specifications of my property after marketing it for four months. This raised concerns about the accuracy of the pricing advice I was receiving. In addition, two days before settlement, Jack contacted me regarding the final inspection. He explained that he had been unable to reach the tenant and asked whether the managing agent could open the property for the inspection. He mentioned that the tenant had informed him approximately two weeks earlier that she might be travelling overseas for her son's wedding and that he could not recall whether he had advised her about the final inspection requirement. Since the settlement date had been known for a long time following the exchange of contracts with a 42-day settlement period, I believe the final inspection could have been organised much earlier. As an experienced agent, Jack should have anticipated the timing requirements and managed the inspection arrangements with the tenant proactively.
