We have been trying to crack the Southern Highlands property market for 5 months. Agents in the Southern Highlands & the Blue Mts disregard: median prices referred to on Domain, how long the Vendor has been at the property, what renovations (if any) have been undertaken & recent interest rate increase. All they look at is comparative property values & then start boasting if the inflated property value that they attach to a property is exceeded. Those agents know who they are. Many agents won't negotiate & tell you to pay "the guide" which is a totally artificial construct which they come up with. They are not transparent during negotiations & constantly pressure buyers to bid against themselves. They are not even obligated to inform you what offers have been made regarding the property. What then do they intend to do when interest rate rises continue to grow? Enter then James Sgouros....he knew how to value the property correctly...he was also a genial agent with integrity and transparency. Instead of being a hindrance to the sale, he was an asset. So many times agents have stopped us buying a house we could well afford because they couldn't negotiate properly. Thank you James for doing your job.
