Real Estate Agents nonpareil
My wife, Elga, and I first met Jane and James Garwood late in 2014 when they very successfully marketed and sold an apartment in our building.
When we decided to sell our apartment we invited Jane and James to be one of the Agencies to "pitch" for the listing. We knew within 10 minutes they were the Agency that would achieve the best outcome for us.
Over many years in business, I have learned that once you appoint a Professional, you adhere to their advice. Don't second guess whatever they propose, and don't try and chisel their pricing. We accepted their Marketing proposal without question, but expected a superior result.
We knew the highest price achieved for a comparable apartment in our building was $1.87m. I enquired whether $2m was possible. We didn't get the expected answer, "Yes"!
Rather a reasoned outline of the positive and negative factors at play, and a strategic outline of how Garwoods would strive to reach our goal!
A significant positive was our unparalleled 270 degree Harbour views, while the significant negative was the number of Development Applications before Council, and the unknown impact of any approvals upon these views.
Jane and James, in our opinion, took an intelligent initiative by meeting with Council Planners, researched websites, and produced a leaflet with a map of the surrounding area showing the location, and relevant detail, of every development approved, and under consideration, enabling all interested parties to be in a position to make a decision with the most current information at hand.
At every stage of the Marketing process we were kept fully informed.
The day prior to Auction, Garwoods advised they held a signed contract for $2.12m, together with the 10% Deposit. I said fantastic, we accept.
Later that afternoon, Jane and James arrived at the Apartment with another contract at $2.175m. They had kept working on our behalf!!
Why would anyone choose any other Agency??
