gave me a unrealistic price that wasn't achievable

let me start off with the positives, Jay and Michelle were positive and proactive for the sale of my property in Newport QLD. my home is old and most likely a pull down with plans and permits to build two side by side duplex's, from the onset i was told what i could achieve and was comfortable with the price they quoted, id previously had the property list 6 months prior with another agent who also promised the world. For me the reason for listing my property was what i could sell it for, being told the market had gained 10% and in fact i could achieve more than i was asking was defiantly the reason i proceeded the negative- the property did not achieve the price quoted, even after i reduced the price, i can say i got what the property was worth as dictated by the market, not Jay and Michelle. unfortunatly once your in the mix, you make new arrangements and in the end you take what you can. why?, because you have closed that chapter of your life, even before the property is sold!

Hi Andrew & Tara, Thank you for your feedback — we really appreciate you sharing your experience and we are sorry in the end with the outcome here that you aren't completely satisfied with the result. From the outset, we provided a Kerbside appraisal as we weren’t able to access the property due to the tenancy. As you were aware, this was a major setback from the beginning in the sale with large limitations with multiple meetings with the tenants to have them comfortable enough to work with us. Once listed, access remained extremely limited, particularly with an 88-year-old tenant in place, and we worked carefully to balance their comfort while still progressing the campaign. Despite these constraints, we had generated 95 enquiries, 63 inspections & several formal offers which one led to a cash contract you accpeted. Ultimately, the market has determined the final price, with the lease conditions impacting some buyers’ ability to act a, but we are still proud of the result achieved under the circumstances, particularly exceeding the previous campaign run by another agent, and the effort that went into working through those limitations to get this price still exceeded the sale in the street on a larger block with a home in better condition. We do sincerely wish you all the very best moving forward.
