We engaged Macquarie Real Estate (MRE) in Casula to sell our house in Casula. Joe Addabbo was assigned as the prime agent for us. We did not seek proposal from any other agent as MRE appeared to be selling well and they had reasonable commission structure payable only on sale. There was no upfront marketing costs involved. MRE was selling well in the buoyant market 12 months prior and up to we put our house on the market. However the market had declined by the time our house went for sale and we do not feel that MRE had the aptitude or preparedness for seeling in the declining market. The only option or suggestion that was presented to us was to reduce the price and this kept on going for a number of months. Consequently It took a long time to sell the house and we had to reduce the price significantly from our initial expectation. Furthermore reducing the price of the house should not be the only option and the agent should be open to other strategies such as taking the house off the market and then re-listing when the market improves. MRE should train and prepare their staff for contingencies such as declining market. Joe himself was diligent, personable and tried his best to have the house sold. He was able to get use internal resources to broaden the customer list. I would recommend MRE for selling in the area. Perhaps unlike our approach, other Agents should be approached for proposals and compared with MRE.
