Katie has been an absolute pleasure and the consummate professional to have working on our behalf to sell our property. Katie has given us fantastic advice and guidance and we knew our sale was in the best hands. Due to COVID we held an online zoom auction and had the confidence that despite these challenges we would succeed. Please note our experience of the Williams Property Management team for 3 - 4 years was good, however our experience with Katie as a sales agent however was entirely misleading and unprofessional. 1 Katie failed in her duties to appropriately manage the open home inspections. She didn’t even tell the tenants that the Property would be open to buyers on more than one occasion. She then asked us (the vendors) to pay $250 compensation for the inconvenience to the tenants! 2 Katie failed to attend the final open home at all, despite a specific agreement that she would be the lead agent from the outset – which she assured us she would do. 3 Despite agreeing a marketing fee, which included a sales board at the front of the Property. She failed to place any auction signs at the end of either side of the street at any time during the campaign or on auction day – but was still happy to charge us $900 for the sign! 4 Possibly the most unprofessional act was that Katie changed the auction date without our consent! This seemed to be to suit her own diary. She was then late on the auction day and asked her junior colleague: “where are all the buyers?” 5. There was a buyer at the auction, but she discounted him even though he wanted to put in an offer. She did not try to negotiate or act in our best interest at all – she simply wanted to get to her next auction and let it pass in. He ended up paying reserve, but it had nothing to do with her sales skills! Sellers beware, there is no dispute resolution process and agents like this can simply avoid or 'not respond' to any issues you have and there is little you can do legally. Please note, I was not unhappy with the sale price, the unprofessional service is the issue here. I have given Katie and Michael at Williams RE ample chance to respond to these concerns.
When we decided it was time to pop our home on the Market, prior to an interstate move, my husband instantly said "we are using Katie Smith" - it was a no brainer! We bought from Katie when we moved into the Newport area and since then have watched Williams Real Estate go from strength to strength in the local area.
