-Agent kept an open house after offer was accepted. -Agent agreed to leave keys in meter box for arrival on removal day and 4.5hrs travel into the night-blamed staff when keys were not found, it took people in the local industry to raise the Agent. -Agent promised to remove advertising sign following day, had employee trespass to retrieve sign 6 days later.
