Firstly I am not the type to write reviews for people, but my experience with Lance was so positive I had to make an exception. Firstly Lance was able to get a satisfactory result for me when seemingly no one else could, my house was on the market for over a year with other agents before I tried Lance from a friends recommendation. Within 12 weeks I had an unconditional offer when prior it felt all hope was lost. Lance instantly stood out from others with the volume of potential buyers he brought through the house from day 1, and his constant updates were really appreciated considering the fact I was attempting to sell from outside the country. Secondly, as an oversees sale it was impossible for me to do many of the small things generally required from a seller. Lance kept me updated on what was needed to maintain the property (the few times when he couldn't do these things personally... the amount of times he cleared the pool of leaves and debris between proper cleanings you'd think it was his second profession) and sorted trades and companies for me for bits and pieces that needed tidying up. The amount of work he put in to help me sort things out was truly appreciated. If you want an agent that brings plenty of potential buyers through the door and goes the extra mile to help where he can I honestly couldn't recommend Lance highly enough.

Lance was very helpful in explaining all the marketing options. We chose to advertise online only. The asking price that Lance suggested tallied with our own which we felt was very realistic. Interest in the property was shown immediately and as it turned out, one of those enquiries became the buyer. Lance had advised us to take the early enquiries very seriously and not to think that because we had such early interest that we could now afford to wait for a better offer. Of the two early offers: one was exactly at our price and one a little higher but we decided to go with the lower offer from the information about the two buyers that Lance gave us. The only thing that caused anxiety was the recommended level of the deposit - less than 3%. We have bought and sold 6 properties in North Qld from 1986-2009 and the deposit paid had always been 10%. To be fair to Lance, he was only telling us what the present market would bear although properties sold at auction still expect a 10% deposit on the fall of the hammer. Given that banks demand mortgage insurance if a buyer cannot raise a 20% deposit, it does seem that the real estate industry is expecting vendors to take a much higher level of risk now. In our case, we would be at considerable loss if the sale collapsed after the contract went unconditional. This was because our house was a holiday home and we would be selling the entire contents for a lot less than it would cost to replace them if the sale fell over. The deposit would not cover that loss. Despite our anxiety, we went with Lance’s advice and had a very happy result. Many thanks Lance.
