Our property was "cursed" inasmuch as it was a "truly unique" proposition. In other words, it lacked comparable sales data, to the point that, for some agents, it was impossible to price. We had had more than one agent tell us that we'd get no more than around $3.5 million...as nothing had ever sold in our area with a 4 in front of the number - but then again, nothing compares with truly unique.
