Belle Neutral Bay

Matthew Smythe took over the marketing of my $4 million penthouse in late December, after another agent had struggled unsuccessfully with it for several months. Matthew presented it better, was full of ideas for marketing it and was very positive generally about the property. He generated a great deal of interest, with dozens of people shown through, He engaged with the most interested prospects and with the successful purchaser, negotiated an increase of $200,000 on their initial offer. He sold it ahead of auction for a very good price. Mine is the third property that Matthew has resold in the six month old building. I would not hesitate to use Matthew again and would strongly recommend his services.

From the very first meeting with Matt we knew we where in good hands. We have sold a number of property's over the years and from the get go Matt understood our requirements and expectations. He worked with us to develop the best campaign for the sale of our house and provided us with best advise we have experienced to date from an agent. Once the campaign was underway the whole Belle team wher boots in and it was a pleasure to work with them all. Excellent Agent

We found Belle Property's Matthew Smythe extremely professional in all aspects of the sale of the unit. Matt has extensive knowledge of the real estate market and is a person of great integrity. He gave us excellent advice as to what minor updates would bring the best price for us and communicated regularly on potential purchasers, always keeping us in the loop. Review of Matthew

In our situation we had two previous back to back campaigns without success with another agent, therefore, Matthew has plenty of head winds to contend with coming into the 3rd campaign. In campaign 3 we accepted an offer a week out from auction. If your objective is realistic, Matthew works hard to achieve it and not talk you down at the first sign of pushback. Matthew was prepared to ring around potential buyers most of Sunday in the process of accepting a pre-auction offer. If selling again I would have no hesitation hiring Matthew.

Outstanding agent achieved an incredible result for us

We are absolutely delighted by the result Matthew and his team at Belle achieved for us, more than $450,000 over what we were expecting based on recent sale of a similar unit in the building. Matthew displayed a level of integrity and dedication that is rare to come by. We had recently purchased a new house and were keen to sell our unit quickly despite the adjacent unit in the building undergoing repairs for concrete cancer. We interviewed a number of agents from the major real estates in the area and were instantly impressed by Matthew and his team at Belle based on their deep knowledge of the local market, professionalism, good judgement, honesty and openness. They fine-tuned every aspect of the sale from pre-marketing preparation, presentation of the unit, photos and the advert, to setting an optimal price guide. We were continually updated with buyer feedback. Matthew and his team conducted the campaign like a well conducted symphony. They made important incremental strategic adjustments to the marketing and price guide based on the buyer feedback as the weeks progressed. The deep trust that we developed in the them helped us to sit tight despite a number of strong and difficult to refuse offers. Ultimately a fantastic ‘walk-away’ offer that we were happy to accept triggered pre-auction negotiations. Matthew could have stopped there but tirelessly worked from morning through to 8.30 pm in the evening to increase the final price by a further $200,000. Matthew’s guidance throughout the sale process and his open and honest approach to buyers was instrumental in achieving this result. The team and support staff at the Belle office were also an absolute pleasure to deal with and of enormous help throughout the campaign.
