Listing with Nick, we were able to benefit not only from Nick's comprehensive knowledge and experience of the Beecroft market, but also the skills of his whole team. The marketing was excellent, the stylist was superb. Nick & team managed fairly significant works to the house prior to sale - in a tight time frame, delivered on budget and on time with us being interstate. I think one of the things we were most impressed by was the communication. We always felt like we knew what was happening - the formal weekly communication during the campaign was comprehensive and professional. But there was also the personal updates from Nick - calls after opens to explain how it had gone, feedback, etc. We felt like he was reading the situation potential buyers, etc etc and shaping our understanding and expectations throughout the campaign so there were no surprises. Laura's eye for detail was incredible and this was evident in the photos, staging, marketing materials and possibly ways that even I (a big detail person!) didn't notice. Nick and team were watching the market, other listings, etc, etc so we could be responsive and adaptive as necessary. We had complete confidence in Nick's advice throughout the process and would recommend him to others considering selling.

Nick and his agency gave excellent support through suggestions for improving presentation economically to maximise appeal, and provided referrals to tradesmen to carry out some of the work. The stylist, Caroline Greenaway and the interior painting team of Greenway Building and Maintenance Group provided particularly satisfying results. With sage advice on strategy, and effective follow-up of potential buyers, the outcome has more than satisfied. We have cause to congratulate ourselves for choosing the Belle Beecroft team.
We engaged Nick Bedford to sell our house in Beecroft after meeting with a couple of agents. We thought Nick's market assessment of our house to be too high, but we chose him despite this reservation. However, our auction result was in the upper half of the range Nick predicted, demonstrating his superior market knowledge of Beecroft. He read the market much more accurately than the other agent we considered. We sensed that Nick had established a good relationship with the most likely buyers and we felt that this contributed to strong interest in our house. Most agents offer to put you in touch with people who can help you get your house ready for the market. We found some, but not all of Belle's recommendations very helpful. However, we learnt that it pays to be discriminating and not automatically accept every recommended tradesperson. In short, if we had another house to sell, we would go straight back to Nick Bedford again.
