After deciding to sell I found it really difficult to pick which agent to use. They all had great pitches and promised the world. It felt like they all did the same thing until Nick boiled it down to this: The more buyers that see my property, the higher my sale price. Simple. That seems very logical to me from a market demand perspective. So which agency could do this the best? Agents only meet buyers at other open homes (buyers don't know on shopfronts any more, they turn up to inspections after seeing the web advert). Because of this it made it really easy to figure out who has the biggest buyer database for my house - the more sales they had done previously in my price point $2,800,000) the more buyers they would have. PPD were the market leaders in the eastern suburbs and its east to find the data that shows they sell so much more than everyone else. This meant they had more buyers to send my property to. Fast forward to the first open home and we had 35 groups through which created tremendous urgency. Fast forward again to when we sold pre auction; the buyer was originally looking in Clovelly but PPD and Nick convinced them to inspect my house in Queens Park. Without them its fact that buyer would never have seen my house and achieved $150,000 more than I was hoping Don't listen to the fluff, make sure you follow the facts and you swill get the best price. We recently purchased a property sold by Nick after it was only on the market for 10 days. Nick was at all times responsive, transparent, professional & courteous. We particularly appreciated the transparent and fair way bidding was handled by Nick prior to the auction with three interested parties communicating with him by email.
