Recently I had to sell my mum's house, as she passed away in early January this year. The sale of the house, as part of a deceased estate, was, for me, critical, as the sale would determined whether I could discharge my mum's mortgage with RAMs and leave a little left over to put as a deposit on a 'small house'. In signing up an agent, I allowed myself to go against my better judgement, swayed by the advice of a family friend - and chose a 'big name agent' that was part of a 'franchise'. Within 24 hours of signing 'big name franchise agency' I realized that I had made a huge mistake. The agents rolled up with a list of directives that I had to follow. They wanted me to spend 1000's on newspaper real estate adds, they informed my that my $300 + photo package would allow me '9 images' and that I should pay 'more' again, to have them draw up a 'site plan' with ... you guessed it, their 'in-house designer'. The house sat on the market for 5 weeks, through numerous, inconvenient, ill thought out 'open houses'. I could not wait to be free of them! With-in 48 hours of the house being relisted Nicole came to me with an offer 15k better than what stagnating agents achieved in 5 weeks. Within 3 weeks my house had a contract on it that was 40k more than what 'stagnating agents' delivered to me after 5 long weeks! Nicole really was / is a breath of fresh air!! Her marketing strategy is excellent and she made up lost ground on behalf of the other agents (which I understand is hard to do, as the biggest devaluing factor in selling a house can be what is known as 'TOM' ... time on the market)! Before signing an agent, consider Bragg Real Estate. If you find another agent insisting they are better, look at the agent's 'stats (sure its great to sell a lot of houses but who is selling the most houses at the best prices)! Ask them about their 'data base' of buyers looking in the area! Then take a deep breath and run! Do yourself a favour, then go and see Nicole Bragg and sign her up
Nicole made the selling of our house very stress free. She was always professional and approachable. She had thorough knowledge of the current real estate market, and knows the Southside area very well. Nicole invested a lot of time and effort into the sale of our property, her online and media marketing campaign were second to none. She communicated with us throughout the sale, and we got feedback from every open home. Nicole was efficient, friendly and I wouldn't hesitate to use her in the future. We would highly recommend to anyone who is selling their property to use Nic and the Bragg team.
Bragg assisted us with marketing our property to its best advantage and kept in good contact with us. In our case we believe it was the Cairns Realtor where our buyer discovered our property, so we would not recommend relying solely on the online media campaign. Our property sold quickly thanks to Bragg's efforts but also because we were realistic in our price.
Nicole was fantastic efficient and always gave feedback immediately after an open house. Definitely would recommend Nicole for the sale or purchase of a house. I will be using Nicole in the future.

We initially spoke to a number of agents around Cairns and at the time we said we were probably a few months away from doing anything concrete due to waiting on funds to become available. Including recommendations for legal, bank, and interdependent surveyors also never said no to organising and preparing documents for me, to come and finalise whilst in country. Highly recommend, made the entire process easy and transparent.
